First Glimpse Of Grimshaws New Paddington

The long running saga that is Paddington Station is set to continue with this new building designed by Grimshaw Architects for Hammerson Plc as the latest replacement for the original 110 metre tall scheme also planned by Grimshaw.

Building 3 is now the largest and tallest in the existing master-plan for this area consisting of 15 floors of office space above a ground floor that includes a double height reception area and an extension for the Hammersmith and City line station under it.

Double height ground floors have been a recurring trick for architects ever since the Seagram Building and are particularly effective with more solid appearing buildings giving the appearance that the main bulk "floats".

The project is clad in glass panels with façade modules consisting of one solid glass pane occupying 40% and one transparent one. This enables offices to have both full height windows and solid walls so the layout can be more easily varied within.

Aimed at being a multi-let building with adaptable configurations, the office floor-plates are designed to be triangular offering depths up to 10.5 metres when split into double tenancies with the main service core set off to the northern end of them. When totted up the amount of space on offer will be about 18,580 square metres.

In the short-term, the developer may have some trouble filling this, not least because they will be competing against similar specification buildings in the approved Merchant Square scheme.

There's no date on construction yet but this is set to be the first piece of phase two of the Paddington Station master-plan adding yet more bulk to a rapidly emerging new commercial district in London.
